Bridge Loans - Bridge loans are meant to bridge the gap between conventional financing and are often used for purchase of a property until a conventional loan or construction loan can be put in place. Bridge loan financing is available for commercial and residential property. A bridge loan is typically no more than 1 year or 2 years in duration. They are suited for real estate investors and developers looking for short term loan financing. Bad credit is not a problem for our loan programs. We are concerned with the equity in the deal.

Loan Requirements:

Max Loan to Value (LTV) of 65% - cross-collateralization maybe possible
Loan Amounts from $30K and up

What we like to see:

Purpose of the loan, when it will be paid off and how.
If this is a loan to purchase property, have the property in contract.
If your LTV is too high, we may be able to cross-collateralize the loan with other real estate you own.
